A residential building of roughly 2,400 m² in Podunajské Biskupice, a district on the eastern edge of Bratislava. The brief here was ordinary in the best sense: deliver apartments that are good to live in, at a scale and cost that work for a private investor rather than a showpiece budget. Planning therefore concentrated on the aspects residents register daily — the organisation of the apartments, the circulation that serves them, and the way the building meets its street and its neighbours — rather than on the facade as an object. The result is straightforward contemporary housing, which is the appropriate answer on a site of this kind. Housing at this scale rewards restraint. The decisions that matter are repeated dozens of times over — a window position, a storage cupboard, the width of a shared corridor — so a small improvement compounds across every apartment, and a small mistake does the same. Working within a private investor's budget meant spending where that multiplication works in the residents' favour. Apartment buildings in Slovakia are shaped as much by regulation as by design intent. Daylight and insolation requirements govern how deep a flat can be and how close blocks may sit to one another; acoustic standards set the construction of party walls and floors between dwellings; and parking provision is fixed by a municipal ratio that has to be satisfied on the plot itself, which on a constrained site often decides the footprint before the plan is drawn. Bratislava's own binding ordinance adds further constraints on height and density depending on the zone. None of this is discretionary, and a scheme that treats it as an afterthought tends to lose apartments late in the process, when redrawing is most expensive. The common parts deserve more attention than they usually get, too: entrance halls, refuse storage and bicycle space are the shared infrastructure residents use daily and developers cut first, and they are largely what determines whether a building is still pleasant to live in a decade on.
