A family house of 195 m² in Rusovce, a village-scale district on the southern edge of Bratislava with a settled, low-rise character. The plan is oriented towards the garden, which is the usual answer on a plot of this kind and the correct one: the garden is the part of the site the household uses most, and a layout that treats it as an afterthought wastes the main asset. The low-energy standard shaped the building fabric rather than being added to it — compact form, controlled glazing, insulation continuity — because those are decisions that cannot be retrofitted cheaply once the house is standing. Rusovce keeps a quieter, lower-density character than the city behind it, and the house was scaled to sit within that rather than to stand out against it. Building to a low-energy standard is a sequence of decisions taken in a particular order, and reversing that order is what makes it expensive. Form and orientation come first and cost nothing: a compact volume has less surface to lose heat through, and glazing placed according to which way the plot actually faces does more than any amount of specification added later. Insulation continuity comes next, and it is won or lost at the junctions — where wall meets roof, where a balcony or a lintel interrupts the layer, where a service penetrates it — because a thermal bridge undoes a considerable area of correct construction. Airtightness follows, and it is testable rather than assumed. Only then does the heating system make sense to size, since a well-built envelope needs a smaller one, and the saving there often offsets much of what the fabric cost. A garden-facing plan also ages well, because the thing it is oriented towards improves every year rather than dating. Built for a private client and completed in 2019.
