Circulation space is every square metre in a house whose job is movement, not use: halls, corridors, landings and stairs, built at the same cost as living space but never furnished.

What counts as circulation space in a house?

Circulation space is every part of a house whose job is movement rather than use: the entrance hall (zádverie), corridors, landings, the stair and its enclosure, and even the informal lane that lets a person cross an open-plan room without touching a chair or a worktop. None of it is meant to be furnished, and none of it is meant to be occupied for more than a few seconds at a time.

In a fully partitioned plan, circulation is easy to spot because it has walls: a corridor is a corridor. In an open-plan layout, the same square metres exist without a wall to mark them: the strip between the kitchen island and the sofa that reaches the terrace door is still circulation, even though it reads as part of the living room on the drawing. Ignoring that lane when sizing furniture is one of the most common planning mistakes in an open day zone.

How is circulation space different from usable living area?

Usable living area is space a room's function actually claims: the floor a sofa, bed, desk or dining table sits on, plus the working clearance around it. Circulation is what is left over once that furniture is placed, the part of the floor plate that lets a person, a delivery, or a piece of furniture get from the front door to every room. Both are built at the same construction cost per square metre and both count toward gross floor area for planning purposes such as floor-area ratio, but only one of them earns its keep as a place to sit, cook, sleep or work.

The practical test is simple: can you put furniture on it and still walk past? If yes, it is living area with a circulation allowance built in. If not, because the strip is needed purely to get somewhere, it is circulation, whether or not a wall separates it from the room next door.

Why does circulation space keep costing money after the house is built?

Over-provided circulation is a bill that keeps arriving. It is built at the same rate per square metre as the living room, so every excess metre of hallway costs as much as a metre of usable floor without ever holding a chair. It adds to the heated volume of the house, raising heating demand for the life of the building, not just for one winter. It adds floor and wall surface to clean, finish to maintain, skirting and lighting to install and eventually replace. And at resale, buyers and valuers judge a house partly on the ratio of usable to total floor area: generous rooms with lean circulation read as efficient, wide empty corridors read as wasteful, even when the total floor area on paper is identical.

How do architects reduce circulation honestly?

Honest reduction removes circulation without removing what it was there for. A compact core groups the stair, a bathroom and storage into one stacked block so every floor shares the same short route instead of its own detour. Stacking the stair directly above itself, rather than shifting it sideways between floors, avoids a second corridor purely to reach the next flight; this is one reason a split-level house needs a clear line through the section before it is sketched in plan. Borrowing circulation into a day zone, rather than adding a dedicated corridor, lets one generous space carry both the sofa and the route to the terrace. Entering bedrooms directly from a landing instead of a passage removes an entire circulation type rather than merely narrowing it.

Dishonest reduction removes width or clearance instead, and it shows up the day someone tries to move a wardrobe. A corridor narrowed below the point where a mattress or a sofa can turn a corner is not efficient, it is a defect that needs a workaround for as long as the house stands. A stair whose rise and going geometry has been squeezed to save floor area fails the same way, with a safety consequence attached; the governing Slovak technical standard sets the minimum rise, going and width for this reason, and it is not a figure to negotiate down for an extra square metre next door.

Why is circulation the part of the house clients underestimate?

Clients tend to focus a brief on rooms: kitchen size, bedroom count, whether the living room fits a large sofa. Circulation gets treated as whatever is left over, but it is where several important decisions get made. Daylight into the core of a deep plan usually depends on whether a landing or hallway is allowed a window or a rooflight. Storage clients ask for late, coats, a vacuum cleaner, luggage, is nearly always found in circulation space or nowhere at all; a built-in furniture run along a hallway wall is often the only place it fits without eating into a room. And the ability to move a wardrobe, a sofa, or on a bad day a stretcher, through the house is decided entirely by corridor width and stair geometry, decisions made once, at the drawing stage, and effectively impossible to fix afterward. A house that cuts circulation too hard to maximise room sizes on paper can be just as unpleasant to live in as one that wastes it on oversized halls, only the discomfort shows up later and is harder to point to.
