An individual family house of 175 m² in Záhorská Bystrica, on the north-western edge of Bratislava below the Small Carpathians. The design was directed at energy efficiency and, through it, at low running costs — the measure that matters to an owner is not the certificate but the bill that arrives every month for the next several decades. That priority favours decisions made in the fabric: a compact envelope, glazing sized and placed for the orientation it actually has, and insulation detailed to stay continuous at the junctions where it is usually broken. None of that is visible in a photograph, which is precisely why it tends to be the first thing cut. At 175 m² the house is sized for a family without surplus rooms to heat. The location below the Small Carpathians is well served by that approach, since a sheltered, well-insulated house benefits from the same conditions that make the area pleasant to live in. Running costs over the life of a house are decided by a handful of quantities that are fixed at design stage and awkward to change afterwards. The ratio of envelope surface to enclosed volume governs how much heat escapes at all; the proportion and orientation of glazing decides how much solar gain arrives in winter and how much unwanted heat arrives in summer; and the continuity of the insulation layer determines whether the specified performance is actually achieved on site or lost at the junctions. Ventilation is the piece most often misunderstood: an airtight house needs controlled ventilation, and a heat-recovery unit returns most of the warmth that would otherwise leave with the stale air, but it needs duct routes planned into the structure rather than threaded through afterwards. A house designed in this order costs little more to build and markedly less to run, which is the trade that makes the standard worth adopting. Energy decisions are unusual in construction because they keep paying back for as long as the building stands, which is rarely true of anything else in a budget. Completed in 2020.
