A modern apartment interior in Piešťany of 85 m². At this size every decision is a trade: a wall gained somewhere is floor area lost elsewhere, and there is no slack to absorb a change of mind late in the process. The work concentrated on getting the plan and the storage right first, because in a small apartment those two determine whether the finished space feels generous or cramped far more than any surface treatment does. The aesthetic was kept clean and restrained for the same practical reason — a compact interior with several competing materials reads as busy, and busy reads as smaller. Rooms that have to serve more than one purpose were planned to switch between them without rearrangement. Fitted joinery did most of the storage work, because freestanding furniture in 85 m² costs floor area that the apartment cannot spare. Apartment interiors carry constraints a house does not. Load-bearing walls cannot be opened without a structural assessment and, in a block of flats, the consent of the owners' association; wet rooms can rarely move far, because drainage falls have to reach an existing stack; and floor build-ups are limited by the acoustic performance required between dwellings, which rules out simply laying a harder surface over what is there. Work in an occupied building also has practical limits — noise hours, lift access for materials, and protection of common parts — that shape the programme more than the design. Within those bounds, the gains in a small flat come from ordinary moves done carefully: full-height storage rather than partial, doors that swing where they do not sterilise wall space, and a lighting layout that lets one room read as two settings at different times of day. Small apartments reward planning more than any other residential type, because there is nowhere for a bad decision to hide. Completed in 2018 for a private client.
