An individual family house of 185 m² in Opatová, a district on the northern side of Trenčín. The site slopes, and that fact shaped the project more than any stylistic preference: a sloping plot decides where a house can sit, how it is entered, and which rooms receive the good light. Rather than flattening the ground, the design worked with the fall of the land, using the level change to separate the parts of the house that want privacy from those that want the view. The low-energy standard was treated as a baseline requirement rather than an added feature. A house of 185 m² is large enough to be comfortable and small enough that waste shows. Circulation was kept short so that floor area went into rooms rather than corridors, and the compact form serves the low-energy ambition directly — a building that loses less through its envelope needs less put back into it every winter it stands. A one-off house in Slovakia passes through a permitting sequence that is worth understanding before a line is drawn. The municipal land-use plan fixes what may be built on the plot at all — height, footprint ratio, sometimes roof form — and those limits are not negotiable through good design. Connections to water, sewerage, electricity and gas each carry their own utility approval, and on a plot without an existing connection the cost and route of bringing services in can rival the cost of a storey. A sloping site adds a further layer: retaining structures, surface-water drainage and access gradients all become engineering questions rather than aesthetic ones, and they are cheapest to resolve while the house is still being positioned. The 2026 building act changed procedure and deadlines, so timescales quoted from older projects no longer hold, and the sequencing of surveys and opinions matters more than it once did. Sloping plots are frequently cheaper to buy for exactly the reasons that make them more demanding to build on, which can be a good trade if it is understood in advance. Completed in 2017 for a private client.
