A mixed-use building of 1,200 m² in the centre of Považská Bystrica, combining retail at street level with office space above. The two uses want opposite things from the same structure: shops need visibility, wide openings and easy access from the pavement, while offices need quiet, privacy and a different servicing pattern. Reconciling them within one building — and one facade — is the substance of a project like this, and it is largely settled by how the entrances and vertical circulation are arranged. A city-centre site adds its own constraints, since the building has to hold a street frontage that already exists rather than stand free. Separate entrances for the two uses were the decision that made the rest workable, since shoppers and office tenants keep different hours and should not share a door. Mixed-use buildings are as much a management problem as a design one, and the decisions that determine whether they work are made early. Servicing is the first: deliveries to retail need a route and a time window that do not run through the office entrance, and refuse storage has to be sized for two very different waste streams and reachable by a collection vehicle. Fire compartmentation between uses is a regulatory requirement rather than a preference, and it has consequences for where openings and stairs can go. Metering matters too — separate supplies for separate tenancies avoid a decade of apportionment disputes. In a town centre, the ground floor carries an obligation beyond the building itself: an active frontage with real windows and a used entrance keeps the street alive, while a blank or shuttered base drains it, and that effect extends well past the plot boundary. Buildings that hold a corner or a frontage in a small city carry more civic weight than their size suggests, because there are fewer of them to carry it. Delivered for a private investor and completed in 2016.
